Dallas-based developer Lincoln Property Company has submitted a revised entitlement application to Santa Monica planning officials for a 232-unit, eight-storey residential complex at 1238 Lincoln Boulevard, California, USA, appointing local practice Patrick Tighe Architecture to overhaul the architectural direction of the scheme.

Santa Monica Mirror reported that the updated filing replaces a 2025 iteration of the project, which had proposed 257 units on the same site, formerly occupied by the Boys and Girls Clubs of Santa Monica.

The revised scheme is configured as a mix of studio, one-, and two-bedroom apartments, with subterranean garage space accommodating 306 vehicles. The building adopts a contemporary podium-style design with a C-shaped footprint, allowing for a large open-air residential courtyard facing the western property line.

Lincoln Property Company is seeking density bonus incentives under California state law to construct a building larger and taller than standard local zoning codes permit. Under the state's density bonus framework, 24 of the 232 apartments will be reserved as deed-restricted affordable housing for moderate-, low-, and very low-income households.

The previous 2025 proposal required a slightly higher allocation of 26 affordable units across its 257-unit scheme. The reduction in total units in the revised filing correspondingly lowers the affordable housing provision threshold under state density bonus calculations.

The 1238 Lincoln Boulevard site sits within a well-connected residential corridor of Santa Monica. The appointment of Patrick Tighe Architecture, a local Santa Monica-based practice known for contemporary residential and mixed-use design, represents a significant change in the project's design approach from the earlier scheme.
