Kainos plc subsidiary Bankmore Investments has begun construction on One Bankmore, a £40 million, 12-storey Grade A office development on Belfast’s Dublin Road. Scheduled for completion in June 2027, the building marks the first new-build Grade A office in the city since 2023.
Kainos will occupy four upper floors for its global headquarters, with the remaining seven floors available for lease. The design prioritises flexibility, wellbeing, and collaboration, featuring rooftop terraces, a high-end gym and studio, 72 cycle spaces, showers, and social areas including a coffee bar, mezzanine library, and “conversation pit.”
Sustainability and smart technology are central to the project, with touchless smartphone access, smart lift optimisation, real-time energy and waste monitoring, air-source heat pumps, heat-recovery ventilation, and low-energy LED lighting. The building is targeting BREEAM Outstanding certification.
One Bankmore reflects Kainos’ commitment to Belfast as a technology hub, blending modern workplace design with environmentally conscious systems. The project was planned and approved in under four months, demonstrating strong collaboration between developers, local authorities, and contractors.
