US real estate firm Hill Management Services Inc. has completed a $1.3 million (€1.19 million) renovation of Sulphur Spring Business Park, a three-building flex office and warehouse complex in Halethorpe, southwestern Baltimore County, Maryland, as reported by The Daily Record.

The Daily Record reported that the renovation, announced on 10 June, encompassed upgrades to the buildings' appearance, physical plant features, lighting, and tenant signage across nearly 170,000 sq ft of rentable space.

Key works included the replacement of a mansard roof with an exterior insulation and finish system façade on one of the buildings, exterior repainting of all three structures, and the installation of new canopies over building entrances. A new roof was also added to one building.

Energy efficiency formed a central strand of the programme. Roll-up doors across the park were replaced with insulated doors, exterior lighting was upgraded to LED technology, and new light box signage was installed to improve nighttime visibility.

Danielle Beyrodt, an executive at Hill Management Services, said the improvements were designed to improve the appearance and maximise the energy efficiency and functionality of Sulphur Spring Business Park to better serve tenants, adding that the investment was driven by the firm's mission to remain proactive in elevating its assets to best-in-class status and providing the highest-quality working environment for occupiers.

One of the park's tenants, Cornerstone Precision Technologies, a government contracting firm operating in radar and electronic warfare systems research and evaluation, commenced business at the Halethorpe development last year. The company's owner, J.J. Froh, said the upgraded façade and new paint scheme provided the business park with a contemporary appearance, and that the installation of new insulated drive-in doors would help reduce heating costs during winter and improve comfort within the space.

The business park is located at 1622 to 1772 Sulphur Spring Road, Halethorpe.
