Northern Ireland construction firm Graham has been appointed by developer Muse under a Pre-Construction Services Agreement to work towards the delivery of the first phase of the Holbeche Place redevelopment in Solihull town centre, England, one of the most significant town centre regeneration schemes currently advancing in the West Midlands.
The News Letter reported that the first phase, known as Plot One, will deliver 346 build-to-rent homes across four buildings of varying heights, alongside ground-floor commercial and amenity space, a central landscaped courtyard, new pedestrian routes, and extensive public realm improvements.
Demolition and enabling works are expected to start in summer 2026. The development will be delivered on a constrained town centre site and will require the demolition of the existing multi-storey car park, with careful coordination required around surrounding roads, neighbouring properties, and live retail areas.
Holbeche Place is the new identity for the redevelopment of Mell Square, following recent planning approval for the wider masterplan and first phase by Solihull Council, which is a partner in the scheme alongside Muse.
Lisa Turley, development director at Muse, said Graham is the right partner to support the firm's ambition as it works with partners at Solihull Council and across the town centre to bring forward the benefits of redevelopment as soon as possible, adding that Holbeche Place is an opportunity to elevate and enhance Solihull town centre with new homes, shops, restaurants, and public spaces.
Graham, headquartered in Hillsborough, Co. Down, has an established track record in delivering large-scale build-to-rent and mixed-use schemes across the UK.
