Ukrainian architecture practice Aranchii Architects has completed the PROSTIR Business Hub in Zymna Voda near Lviv's Circular Road, a 12,000 sq m modular logistics complex that combines office, warehouse, and commercial functions within a unified architectural framework defined by red sculptural roofs.

Parametric Architecture reported that the project responds to the region's growing logistics sector through a careful balance of flexibility, visibility, and architectural expression, with roof geometry computationally developed to ensure legibility from the elevated roadway and strengthen the complex's identity as a recognisable landmark within the corridor.

The design is based on a principle of geometric transformation, in which individual gabled forms are repeated, combined, and expanded to create larger volumes capable of accommodating diverse business functions. The larger volumes incorporate three gabled sections, while the smaller building contains two, maintaining a continuous rhythm across the site and helping break down the visual scale of the building masses.

The structural system combines reinforced concrete and steel framing, with modular spans allowing efficient subdivision of interior spaces and supporting future expansion or reconfiguration as tenant requirements evolve. The building envelope incorporates insulated sandwich panels and aluminium composite cladding, balancing thermal performance requirements with the project's distinctive architectural character.

Red Falun cladding, large glazed showroom elevations on end facades, and vertically offset office windows along longitudinal façades create a layered appearance that responds to changing light conditions while emphasising the three-dimensional quality of the architecture. Dark vertical recesses provide additional depth and balance the proportions of the larger volumes.

The modularity of the structural grid allows tenants to occupy and combine units based on individual requirements, supporting a wide range of spatial configurations across office, commercial, and storage uses without compromising the overall architectural composition.
